Commercial Door Maintenance & Preventive Maintenance Programs

Automatic doors and door hardware wear with every cycle. A preventive maintenance program finds worn parts, adjustment drift and safety issues before they turn into a failed entrance, an unhappy tenant or an inspection finding.

Why maintain commercial doors on a schedule

Unplanned failures cost more than planned repairs: emergency scheduling, disrupted access and repeat visits. Regular inspection extends equipment life, keeps safety devices working and gives you a record that the doors serving your occupants are being looked after.

What a maintenance visit covers

The exact checklist is agreed in your program and depends on the equipment on site. A typical visit for automatic doors and hardware includes:

  • Operation, opening speed and closing force checks
  • Sensor and safety device detection checks
  • Actuator function and placement review
  • Arm, track, roller and hinge inspection and adjustment
  • Door closer, exit device and latch function
  • Written notes for each door and recommended repairs

Built for property managers and multi-site portfolios

We set up a door register for each property so every opening is identified, inspected and reported on consistently. Recommended repairs are quoted separately so you can approve, budget or defer with full information.

Program terms in writing

Visit frequency, scope, pricing and any service commitments are set out in a written agreement for your properties. Nothing is assumed or implied.

Questions

Frequently asked questions

More answers on our FAQ page.

How often should automatic doors be inspected?

Frequency depends on traffic, equipment and the population using the door. High-traffic and healthcare entrances generally need more frequent attention. We recommend a schedule after reviewing your doors, and the frequency is confirmed in your written agreement.

Do you maintain door closers and exit devices too?

Yes. Programs can include manual door hardware such as closers, exit devices and electrified locks alongside automatic operators.

Can you take over from an existing provider?

Yes. We can start with an assessment of current equipment and condition so the new program begins with an accurate baseline.

Are repairs included?

Inspection and adjustment are part of the program. Repairs that need parts are quoted for approval unless your agreement says otherwise.
